The information below will help you get acquainted with Deerwood Park home and land ownership.
Combining of LotsLots were once allowed to be combined for dues reduction by the developer, prior to the HOA taking over in 2008. The HOA later approved not allowing such lot combinations. The HOA does allow the combination of lots for the purpose of Alleghany County taxes. However, this is accomplished through the tax office, not through the HOA.
Restrictions/Bylaws ChangesThe HOA voted in Oct. 2018 to revise the Declaration of Restrictions ITEM 1 on residences to redefine allowed residence structures, temporary and permanent. (Reference ITEM 1 of Declarations of Restrictions, found on this site under "Documents.")
The HOA voted in Oct. 2019 to amend a typo in ITEM 15E of the Declaration of Restrictions. The HOA approved unanimously that there was a typo in Item 15E and the the amount of time allowed for home construction has been corrected to read "not greater than 18 months."
The HOA voted in Oct. 2019 to correct a typo in ITEM "VIII 2g" of the Bylaws. The reference to Article VI of the Declaration does not exist and should be removed and corrected to "The Articles of Declaration..."
Trash Dumpster SitesThere are two dumpsters--one on Deer Crossing and one at the beginning of Woodlands Drive. The scheduled weekly pick up is on Thursday. If an extra pick up is needed, the HOA Board will call on Monday for a Tuesday pick up.• Please be courteous by putting trash in the back of the dumpster first, and then filling it towards the front.• Follow the allowable contents sign mounted on the front of the dumpsters. • Please do not put bags of trash on the ground outside the dumpster.
The Alleghany County Landfill in Sparta is to be used for disposal of items not permitted in DWP dumpsters. Campers • RVs • CampingNo RVs/campers are permitted, unless stored behind the front line of entrance of the home.
NO camping of any kind is permitted in DWP. No tents or other temporary shelters are permitted in the common areas or on private property. See 2018 Board Meeting Minutes and Declaration of Restrictions for further clarification, found under "Documents" on this site. Private PondsHomeowners with private ponds must maintain them to HOA standards:• free of algae and other fungus• no floating trash or broken fountains PetsDogs must be on leashes (6 foot or less) and under the owner's control when not on the owner's property. Dogs within the State Park are also required to be controlled on a 6-foot leash.

Mail DeliveryIf owners want to receive mail at Deerwood Park, they must have one of the following:• a mailbox in front of their home • a post office box at the Piney Creek Post Office • a forwarding address at the Piney Creek Post OfficeLocation of a home mail box should be discussed with the mail carrier. Distance from the edge of the road for a home mail box should be approximately 2 feet. New Construction and RenovationsAll new construction or renovation must be approved by the HOA Board and the Architectural Control Committee (ACC) prior to any work beginning. Applicants must fill out and submit a Construction and Renovation Approval Form, which can be found under the "Documents" tab on this site. If you need immediate assistance, please contact the board.
Construction/renovation submissions will be reviewed against the Deerwood Park Declaration of Restrictions. This process is necessary in order to preserve the neighborhood and ensure there is adequate access for snow plows, utilities, etc.
If construction/renovation is not started within nine months of approval, applicants must submit a new Construction and Renovation Approval Form. Failure to comply may result in a stop-work issuance.
All submissions/plans will be reviewed within 30 days or less, as required. In addition, notice of any road impact fees, setback requirements, and driveway culvert additions will be reviewed as a part of the approval process.
ATVs • UTVs • Golf Carts • Dirt BikesATVs, UTVs, and gas-powered golf carts may be used by owners only! Renters are not permitted to use these vehicles when renting at Deerwood Park.Dirt bikes are not allowed in the development.
ATVs, UTVs, and gas-powered golf carts must have a "Deerwood" tag to identify it as a DW owner's vehicle. If you have an ATV, UTV, or gas-powered golf cart that does not have a Deerwood Park tag on it, please contact the board to obtain an official tag. Speed LimitThe speed limit within Deerwood Park is 10 mph for all vehicles--cars, trucks, ATVs, golf carts. The speed limit is set for safety and to minimize dust. Hunting • ShootingNO hunting or shooting is permitted in Deerwood Park. The county sheriff will enforce all posted rules within the development. State Park InterfacePark rules are posted at entrances. Since the DW development runs along park boundaries, be sure you are aware when you cross into the State Park. Powered vehicles of any type are not allowed in the park. Park Rangers frequently patrol the area to make sure people are not violating park rules. To reach a Park Ranger: 336-982-2587 For Those Who Rent Their CabinsHomeowners who rent their cabins must be sure to inform their renters of all HOA rules. Renters are not permitted to bring ATVs, UTVs, or gas-powered golf carts into Deerwood Park and it is the responsibility of the homeowner to enforce compliance. Non-compliance by renters could lead to fines assessed to the owner of the property.
